The Real Estate is responsible for managing AMP Capital’s substantial property business. This includes the investment management of AMP capital’s various property portfolios; the day – to – day management of the office, industrial and shopping centre properties in which AMP Capital invests; and researching new property opportunities.

AMP Capital Shopping Centres (AMPCSC) sits within the Real Estate division of AMP Capital Investors, and provides asset, development, and property management expertise to the shopping centres owned and/ or managed by AMP Capital Investor’s various property funds and private clients. AMPCSC also asset manages AMP’s ownership in five externally managed Westfield shopping centres, protecting and driving asset performance on behalf of the AMP owners.

 

The role:

Work closely with centre team/asset management team to provide all necessary financial support, timely and accurate reporting, forecasting and analysis to allow informed decision making.Provide financial insights, support, guidance and recommendation to a wide range of stakeholders including owners, cost centre managers and head office divisional teams.

Ensure tenants are invoiced correctly with relevant back charges in relation to rent increases or late inclusion to the recurring billing run. Ensure ‘catch-up’ charges processes by AMP Capital Shopping Centres AOT are accurate. Ensure Lease Audit is completed according to schedule. Take initiative in ensuring appropriate financial Internal Controls are in place. Preparation of monthly reports, quarterly reports, including variance analysis.

Preparation of the Annual Budget and Business Plan in accordance with the Head Office Calendar. Quarterly re-forecast of income, expense, capital and NOI. Complete outgoings estimates and wash-ups in accordance with the Retail Leases Act. Monitor turnover rent opportunities. Manage key centre KPIs – Arrears, UCs, Critical date items, Tenancy Schedule integrity.

 

The person:

  • Tertiary qualifications in accounting and relevant finance/administration experience
  • Preparation of monthly accounts, budgets, forecasts and adhoc reporting
  • Demonstrated team leadership experience with Intermediate/Advanced Microsoft Excel capability
  • Systems and controls focus with a keen attention to detail
  • Well-developed verbal and written communication skills
  • Influencing, problem solving and business partnering skills
  • Property experience is essential (preferably over two years)
  • Knowledge of shopping centre business
  • Experienced in use J.D Edwards and working knowledge of Cougar (MRI) software
